BMP Property Management LLC, a Maryland limited liability company doing business as EvictPro ("EvictPro," "we," "us," or "our") uses cookies and similar tracking technologies on our website and platform (the "Service"). This Cookie Policy explains what cookies are, how we use them, and how you can manage your preferences.

The Service is offered to users in the United States, primarily Maryland landlords and rent-court professionals. Consistent with the Maryland Online Data Privacy Act (MODPA), we use a notice-and-opt-out model: strictly necessary cookies always run; analytics and advertising cookies are on by default for US visitors and can be turned off at any time on the Your Privacy Choices page. Turning a category off also deletes its cookies from your browser. We honor the Global Privacy Control browser signal automatically (see Section 7).

We also operate privacy-friendly, cookieless analytics under our legitimate interest in understanding and improving the Service. This analytics does not set cookies, does not store any persistent identifier on your device, and does not identify you — it keeps running even if you opt out of analytics cookies.

1. What Are Cookies?

Cookies are small text files that are placed on your device (computer, tablet, or mobile phone) when you visit a website. They are widely used to make websites work more efficiently, provide a better user experience, and supply information to the website operators.

Cookies can be "session" cookies, which are deleted when you close your browser, or "persistent" cookies, which remain on your device for a set period or until you delete them manually.

2. How We Use Cookies

We use cookies for the following purposes:

  • Necessary cookies: Essential for the Service to function properly, including authentication, session management, and storing your cookie consent preferences.
  • Necessary cookies also cover fraud prevention during payment processing (Stripe).
  • Analytics cookies: Help us understand how users interact with our Service so we can improve the user experience, identify issues, and measure the effectiveness of our features.
  • Advertising cookies:Measure whether our advertising brought you here (conversion measurement and attribution). This is the category the Maryland Online Data Privacy Act lets you opt out of as "targeted advertising," and the one the Global Privacy Control signal turns off automatically.

4. Cookie Categories Explained

Necessary Cookies

These cookies are essential for the Service to function and cannot be disabled. They are set in response to actions you take, such as logging in, setting your privacy preferences, or filling in forms. Without these cookies, the Service cannot operate properly.

Analytics Cookies

These cookies help us understand how visitors interact with our Service by collecting and reporting usage data. They are on by default for US visitors. You can turn them off at any time on the Your Privacy Choices page — doing so also deletes them from your browser.

Advertising Cookies

These cookies measure advertising conversions and attribution (Google Ads). They are on by default for US visitors, are turned off automatically when your browser sends the Global Privacy Control signal, and can be turned off at any time on the Your Privacy Choices page.

5. Managing Your Cookie Preferences

5.1 Your Privacy Choices

On your first visit we show a one-time, dismissible notice linking to this policy and to your controls. Your controls live on the Your Privacy Choices page, linked in the footer of every page (and from Cookie Settings inside the portal). Changes apply immediately, and opting out of a category also deletes its cookies from your browser. If you previously made an explicit choice under our earlier consent banner, that choice is preserved exactly as you made it.

5.2 Browser Settings

Most web browsers allow you to control cookies through their settings. You can typically set your browser to block or alert you about cookies, or to delete cookies that have already been set. Please note that if you block all cookies, some parts of our Service may not function properly.

5.3 Opt-Out Links

All analytics and advertising cookies used by the Service — PostHog, Google Analytics, Google Ads, and our first-party attribution cookie — are controlled from the single Your Privacy Choices page. Vercel's web analytics is cookieless in production and stops entirely when you turn Analytics off.

Some cookies on our Service are set by third-party services that we use (as listed in the table above). We do not control how these third parties use their cookies. Please refer to each third party's privacy policy for more information about their cookie practices:

7. Global Privacy Control

The Global Privacy Control (GPC) is a browser signal that communicates a universal opt-out of targeted advertising, recognized under the Maryland Online Data Privacy Act. When your browser sends the GPC signal, we automatically turn off advertising cookies and targeted-advertising measurement for that browser — no action needed on your part. The Your Privacy Choices page shows when the signal has been honored. An explicit advertising choice you make yourself on that page takes precedence over the signal.

The older "Do Not Track" (DNT) setting never became a standard and is not treated as an opt-out signal; use GPC or the Your Privacy Choices page instead.

8. Changes to This Cookie Policy

We may update this Cookie Policy from time to time to reflect changes in our practices or for other operational, legal, or regulatory reasons. We will notify you of material changes by updating the "Last updated" date at the top of this page. If we make significant changes to how we use cookies, we will highlight the change here and on the Your Privacy Choices page. Your saved choices are never silently expanded — an explicit opt-out stays opted out.
